Will the May 2026 Budget affect property here in Bundaberg?

From my understanding from the Budget 2026, I don't think it will affect us here in the Bundaberg region, compared to other areas in Australia.
🏡 AUSTRALIA TAX CHANGES & PROPERTY (SIMPLIFIED)
Big talk around negative gearing & CGT changes from the 2026 Budget.
✔️ Older investment properties may become less tax-effective for new buyers after ~1 July 2027
✔️ New builds are likely to get more favourable treatment to encourage housing supply
✔️ Existing investors are mostly “grandfathered” (they keep old rules)
✔️ No immediate crash expected — more of a gradual market shift
📍 What this means for Bundaberg!!!
Bundaberg is different:
✔️ Most properties are already positive geared
✔️ Investors here focus on cash flow, not tax loopholes
✔️ Demand is likely to stay steady for good yield properties
✔️ Market more likely to slow slightly than fall sharply
🏡 WILL BUNDABERG PROPERTY DROP WITH TAX CHANGES?
There’s a lot of talk about negative gearing + CGT changes in Australia… but here’s the reality for Bundaberg:
📍 Bundaberg is mainly a cash-flow / yield market, not a tax-loss market
📍 Most investment properties are already close to or positively geared
📍 Investors here care more about weekly rent vs repayments than tax benefits
📉 So will prices fall?
Unlikely to see a major drop.
More likely:
✔️ Slower growth
✔️ More buyer negotiation
✔️ Some investors becoming more selective
But NOT a mass exit or crash.
📊 Why Bundaberg holds up better:
✔️ Strong rental demand
✔️ Lower entry prices
✔️ Yield-driven investors
✔️ Limited supply in key areas
🧠 Bottom line:
Bundaberg is more likely to ride out the changes and stay steady, rather than become negatively impacted like high-priced, tax-driven metro markets.
I think if you are an investor, a 1st home buyer, a seller or your moving to our beautiful region, you not only get great value for money living or investing here, but your investing in a beautiful area of Queensland with agriculture and farming, tourism, great beaches, schools and quality of life.
